Around 200 buyers of Homes 121 project at Sector 121, Noida had to come on road to protest against the insane demands of the builders, Ajnara India Ltd & Gulshan Homz. Homes 121 is the first and probably only project of these two builders together.
After a month's worth of efforts of 100+ buyers, the management was pressurized to provide the possession letter. They have send a non-sense letter for offer of possession. As per the allotment letter, they should issue when they are in position of offering the possession. The builder has 30 days to provide the possession, which is known as fit-out period. This period is generally utilized for doing the final touches to the flat along with wooden flooring etc.
The pressurized management of Ajnara & Gulshan Homz issues the final demand letter with insane amount of illegal interest on delayed payment. One of the case is mentioned at this blog.
These buyers get together to talk with the higher management at the site office, sector 121, noida. At multiple request by the people, the person in charge, Mr. Bhupesh Sinha, refused to call the higher management. He also mentioned that one of the higher management person, Mr. Vineet Sharma of Gulshan Homz is ill and can't talk. People have been with meeting with the management for past two months. Buyers have to fight for the possession letter at first.
People frustated with this behavior of Ajnara & Gulshan Homz, had to come on roads to protest against the extortion of these builders. Buyers were on the roads for more than a hour amidst storm/rain.

Within few hours, police had to interfere to avoid the road block and heavy traffic jam. Police had to call the management to avoid further traffic issues. Mr. Vineet Sharma, who was supposedly sick, was present within few minutes along with Mr. Bisht.

- Unwarranted Interest levied without any intimation for past 3 yrs.
- No details/calculations provided for the extra money charged.
- Not paying the penalty to be paid by the builder, though mentioned in the allotment letter.
- Higher maintenance / power back up charges.
- Demanding cash without receipt for settlement.

Buyers had a meeting to put forward their crisp points and get the answer of the management in the front of the sub inspector. But Mr. Sharma & Mr. Bisht again played their card and postponed the answers to next Monday. People wont be able to leave their jobs and be present on Monday.
Buyers also asked for the contact number of higher management who can actually make the decision, but Mr. Bisht & Mr. Sharma bluntly refused to provide any help.
Ajnara have been in the legal issues with Le Garden and Grand Heritage projects too. There are multiple projects where people have been fighting for illegal extortion on the name of interest on delayed payment @18% p.a.
