Would like to share my case with Ajnara & Gulshan Homz
Please watch out for other builders, if you are buying in pre-launch, i.e. the projects is not approved by Authority, NOIDA in my case. Once it gets approved by authority, then builder has to prepare all the legal documents after which Bank approves the project for the loans.
Now they have added interest on 85% of the total flat cost for not sure how many months, which they think its been delayed.
The haven't intimidated for the next payment, no demand letter or anything before March as they were claiming.
That's the story three years back. They don't care about anything now. As per the allotment letter, you must have paid in full and, above all, we have signed the legal document.
That was all just DO NOT trust on their words,
We have suffered, just keep an eye all sorts of promises these builder make at the time when they need money from us and they forget everything when you are stuck with them.

March, 2010 | Project gets approved by IDBI bank. First bank to approve. |
March 17, 2010 | Demand letter for next installment. 85% in my case of Down Payment. |
March 18, 2010 | Bank issues the loan & the cheque |
March 19, 2010 | Cheque is submitted to the AGC and receipt has been received. |

- Its all OK to make booking in pre-launch.
- We won't charge any penalty until bank approves the project.
- We will send you the demand letter then only you have to make the payment.
