Waste land next to our dream homz !! Sign the petition to help us !!

NOIDA is planning to create a Municipal Solid Waste in Sector 123, which is next to a lot of major Residential Societies, such as, Gaur Grandeur, Homes 121, Eldeco Mangnolia, Amrapali Platinum and many others along with 5 primary schools.


This gonna be home for a number of disease bearing germs which can affect our families and children.
Many people have died, got diseases like cancer, asthma, birth defects, low birth rate & many more and many protests are happening across the country against landfills / waste management projects in residential areas.
Ministry of Environment & Forests (MoEF) created Municipal Solid Waste Rules, which were first introduced in year 2000 to provide a legal framework for managing municipal waste and clearly laid guidelines to have landfills / waste management facilities to be setup at minimum 500 meters distance along with a buffer / no-development zone of 500 meters from a residential cluster.

These rules were updated later and minimum distance criteria & size of no-development buffer zone of 500 meters each was replaced with 'appropriate' distance to give autonomy to each municipal authority who have abused their autonomy to great extent.
We need to raise our voice against the authorities to give a definitive distance from residential area to avoid health hazards.

Ajnara Gen-X Protest: Buyers deprived of sleep in their own dream homes

After a long wait and a lot of distress, buyers of Ajnara Gen - X, in crossing republik, noida, got their dream homes.  Multiple projects have similar issues with delayed possession, but troubles for buyers of Ajnara Gen-X doesnt end here. Its been nearly two years and they are still awaiting for all facilities which were promised by the builder, Ajnara Groups. Construction for other towers is still going on making it unsafe to live. They have to face a lot of issues with basic amenities in the project with lift service and security on regular basis for past two years.

Ajnara showed a beautiful dream with tennis courts, swimming pool, club, gym to the buyers. But to their distress, they are still waiting for basic facilities after 2 years of possession.  They are still waiting for the green area/garden to be provided to them.

Agitated by the casual behavior of the builder, the owners of Ajnara GenX had to protest against the builder. After n number of meetings/calls with the builder for past two year, they have decided not to pay the maintenance as not enough facilities are provided for the amount the builder has been charging.
The builder is adamant on charging much higher Rs. 1.8 psf as maintenance charges even though only few of the promised facilities are provided to the customers.

Ajnara is delaying the construction work due to which inmates of the project has to bear the construction noise late in the night. They have been complaining against the loud noises, which deprives them of sleep in their dream homes. The construction, thus possession is still being delayed for the buyers of other phases and life of owners, is living hell in the project.

Builders have been showing really sweet dreams when you are buying their project and once they nab the hard earned money of the buyers, they show their real colors. There have been complaints about Ajnara, that they are investing the money in their new projects and scrapping old projects.

News Blog: Homes 121 buyers had to come on roads to make Ajnara & Gulshan Homz Management listen


September 21, 2013. Sector 121, Noida.

Around 200 buyers of Homes 121 project at Sector 121, Noida had to come on road to protest against the insane demands of the builders, Ajnara India Ltd & Gulshan Homz. Homes 121 is the first and probably only project of these two builders together.

After a month's worth of efforts of 100+ buyers, the management was pressurized to provide the possession letter. They have send a non-sense letter for offer of possession. As per the allotment letter, they should issue when they are in position of offering the possession. The builder has 30 days to provide the possession, which is known as fit-out period. This period is generally utilized for doing the final touches to the flat along with wooden flooring etc.

The pressurized management of Ajnara & Gulshan Homz issues the final demand letter with insane amount of illegal interest on delayed payment. One of the case is mentioned at this blog.

These buyers get together to talk with the higher management at the site office, sector 121, noida. At multiple request by the people, the person in charge, Mr. Bhupesh Sinha, refused to call the higher management. He also mentioned that one of the higher management person, Mr. Vineet Sharma of Gulshan Homz is ill and can't talk. People have been with meeting with the management for past two months. Buyers have to fight for the possession letter at first.

People frustated with this behavior of Ajnara & Gulshan Homz, had to come on roads to protest against the extortion of these builders. Buyers were on the roads for more than a hour amidst storm/rain.

The issues buyers are protesting against
  1. Possession delayed by 2 yrs
  2. Unwarranted Interest levied without any intimation for past 3 yrs.
  3. No details/calculations provided for the extra money charged.
  4. Not paying the penalty to be paid by the builder, though mentioned in the allotment letter. 
  5. Higher maintenance / power back up charges.
  6. Demanding cash without receipt for settlement.

Within few hours, police had to interfere to avoid the road block and heavy traffic jam. Police had to call the management to avoid further traffic issues. Mr. Vineet Sharma, who was supposedly sick, was present within few minutes along with Mr. Bisht. 
Ajnara charges unwarranted interest on delayed payment, although most of the buyers made on-time payments.

Buyers had a meeting to put forward their crisp points and get the answer of the management in the front of the sub inspector. But Mr. Sharma & Mr. Bisht again played their card and postponed the answers to next Monday. People wont be able to leave their jobs and be present on Monday. 

Buyers also asked for the contact number of higher management who can actually make the decision, but Mr. Bisht & Mr. Sharma bluntly refused to provide any help.

Ajnara have been in the legal issues with Le Garden and Grand Heritage projects too. There are multiple projects where people have been fighting for illegal extortion on the name of interest on delayed payment @18% p.a.

Ajnara & Gulshan Homz: Timely payment but Still pay Interest on delayed payment

Would like to share my case with Ajnara & Gulshan Homz

Please watch out for other builders, if you are buying in pre-launch, i.e. the projects is not approved by Authority, NOIDA in my case. Once it gets approved by authority, then builder has to prepare all the legal documents after which Bank approves the project for the loans.

November, 2009Made first payment towards booking.
January 14, 2010The date on the allotment letter. We signed it little later though, they changed the date. (that's the biggest mistake on our side)
January 27, 2010Project gets approved by NOIDA
March, 2010Project gets approved by IDBI bank. First bank to approve.
March 17, 2010Demand letter for next installment. 85% in my case of Down Payment.
March 18, 2010Bank issues the loan & the cheque
March 19, 2010Cheque is submitted to the AGC and receipt has been received.

Now they have added interest on 85% of the total flat cost for not sure how many months, which they think its been delayed.

The haven't intimidated for the next payment, no demand letter or anything before March as they were claiming.

"Sir, dont worry we wont ask for the payment until unless its get approved by the bank."

That's the story three years back. They don't care about anything now. As per the allotment letter, you must have paid in full and, above all, we have signed the legal document.

That was all just DO NOT trust on their words,
  1. Its all OK to make booking in pre-launch.
  2. We won't charge any penalty until bank approves the project.
  3. We will send you the demand letter then only you have to make the payment.



We have suffered, just keep an eye all sorts of promises these builder make at the time when they need money from us and they forget everything when you are stuck with them.

Ajnara & Gulshan Homz Cheating/Exploitation

I have been talking about the cheating from Ajnara & Gulshan Homz and got to know that its just not us there are many other projects where they have applied unwarranted interests, like Ajnara Grand Heritage, etc. The buyers have to go and enquire about the interest, if any, as they wont be intimidating you forever until you get the possession. They have their lame excuses.

We thought these builders have good name, but seems like everybody succumbed to their demands and no one ever wrote about the whole act. I have been talking to a number of buyers from various projects and it boils down to
"Ye to har builder karta hai."
"Penalty ke paise kabhi wapas nhi milte builder se."
We are getting exploited because of our attitude towards the builders. Everybody thinks builder is a big entity and in the end, we will be one who will suffer. Probably few builders have to agree to the customer demands after a number of protests, etc.


It would be great if everybody shares his/her own experience with the builders. If we atleast get what all things to watch out while buying a flat.

Beware of Ajnara & Gulshan Homz


Everybody has a dream of his own house. We all save our hard earned money to get a house which we will turn into a home. That dream was shattered by AGC Realty, a company formed by Ajnara groups and Gulshan homz, two big names in real estate business in Delhi/NCR.





The project was delayed by two years and counting. Its common thing I suppose with all the builders but the issues to watchout from my experience.

1. Never believe the builder: Ajnara & Gulshan Homz

We bought in pre launch and made a booking payment in month of november, 2009. Builder promised that until unless project gets approved by noida and bank we won't demand any installment. As soon as demand letter was issued we made the payment from the bank loan. 
After three years, they levied the interest on delayed payment, which we made as soon as bank approved the project. This interest amounted to 3 lakhs and we asked which payment was delayed.

Their answer to the shock:
"As per the allotment letter you have to make the payment within 30 days. Its nowhere mentioned how you manage it. We don't care if you get it from bank. We can just provide you an option of bank."

When you buy a house they will say we are here, don't worry, no one will ask for payment n all. After three years, they ask you to pay more and levy just unwarranted interests or penalties.

2. Builder will never ever pay you back the penalty on delay in the possession.

As per the legal document, the great allotment letter, they must pay mere Rs. 5 psf for any delay in the possession of the flat.

Their answer:
"We have sent the offer letter few months back (even though flat is in no position for possession un next six months). There is a six month grace period (even though they never mentioned about it verbally or even in the allotment letter) which always be there. Its a rule in the realty business. (like we should know about this, we buy a flat every weekend)"


Its just not me, there are 500+ flat owners who are sailing with me in the same boat. We tried calling the builder and had a number of meetings with them. They never gave a good reply to any of the questions. They never told us the calculation how did they got the magic number of interest they levied. They never told how much

So my state is
  1. Builder needs to pay me 1.5L, and should be paying 2L (as the possession is delayed more by 6 montths) but is paying mere 90k (as there is 6 months grace period and they have sent a simple letter called offer of poessions few months back)
  2. Builder is implying 2L as interest (even though it was them who delayed the bank approval as they didnt had correct papers for it)
  3. After negotiation, their answer:
    "Ok sir, we wont change anything in the demand letter. We can adjust the penalty paid by us and you. So after that you have to 50K more, we will give you 5% discount on that."
  4. Even though I pay them their insane demands, there is no way I can get the possession of the flat within 6 months.
So after all we are paying the builder 2L extra and from that they will be returning 10K and that too as a favor from their side as they dont want spoil the relationship with the customer.

Ajnara, peace of mind, my ass ! They have harassed the flat owners on each and every level.

Ajnara & Gulshan Homz are biggest frauds I have ever seen. Have checked with many other builders within my family and circles, but never heard of such things.

So guys beware of Ajnara & Gulshan homes if you are buying house in NCR or might be there are many more like these out there we just dont know off. Just take care & best of luck!!
